VA Mortgage Arizona

The Arizona VA Home Loan program is a popular option for those who served.  They are guaranteed by federal government through the Veterans Benefits Administration, a part of the Department of Veterans Affairs.  Arizona VA mortgages help meet the housing needs of eligible veterans and have some of the best benefits of any mortgage program.

One of the best benefits for Veterans is that the majority of the down payment grant programs in Arizona will provide an additional 1% of assistance to qualified active members of the U.S. military and Veterans of the U.S. military.

Arizona VA Home Loan Closing Cost Assistance

An Arizona VA Loan almost always is offered with 100% financing. However, this does not necessarily mean that you will not to bring cash to close. There are closing costs associated with the loan as well as prepaid items like interest, taxes and insurance. The good news is that Arizona VA down payment assistance programs offer sufficient grant money to cover the majority of these costs so you can buy your home with as little out of pocket as possible.

  • Assistance for down payment and/or closing costs up to 3% of the mortgage balance for qualified Veterans, active duty Military, active Reservists and active National Guard.

The assistance money is actually available. Many down payment assistance programs run out of funds within a short period of time.

  • True down payment assistance money… no strings attached. Many down payment programs come in the form of a 2nd mortgage that is paid back over time or when you sell your home. Many prevent you from refinancing.
  • You do not have to be a first time home buyer.

How to Qualify:

  • Buy a house anywhere in Maricopa County, including in the City of Phoenix.
  • New or existing single family homes, 2 to 4 unit homes, condos, town homes, and manufactured homes.
  • Minimum FICO score is 640.
  • Income from all borrowers may not exceed $105,291.
  • Qualify for an Arizona VA loan with a maximum debt-to-income ratio of 45%.

VA Mortgage Pima Tucson Homebuyer’s Solution

The Pima Tucson Homebuyer’s Solution can be used with an Arizona VA mortgage and has benefits are similar to those offered by the programs listed above and are offered in all of Pima County including the City of Tucson.

  • Down payment assistance available at 4% of the loan amount.
  • There is no first-time homebuyer requirement.
  • No requirement to pay back the grant. Also, it is not a 2nd mortgage.
  • The money is available and has continuous funding.

  • Minimum FICO score is 640.
  • Income from all borrowers may not exceed $105,291.
  • Qualify for an Arizona FHA loan with a maximum debt-to-income ratio of 45%.

Are You Eligible for a VA Mortgage?

Your VA eligibility is based on continuous active service of servicemembers and veterans.  Also, may be available to spouses of vets who died on active duty or MIA/POW.  The VA provides more detail for eligibility here.

VA entitlement is documented in your Certificate of Eligibility (COE).  The guaranty is limited to 25% lesser of purchase price or established reasonable value and vets may generally purchase home up to 4 times entitlement with no down payment.  Annual loan limits are set by county and most counties are set at $510,400.  Remember, some down payment assistance programs in Arizona limit the loan amount even if VA will finance more.

The following are the standard VA waiting periods for the major derogatory credit events.

  • Arizona VA home loan after bankruptcy: The waiting period for getting a VA loan after a chapter 7 bankruptcy is 2 years. You can potentially qualify for a VA loan upon discharge of a chapter 13 bankruptcy or after 12 satisfactory payments during the plan.
  • Arizona VA home loan after foreclosure: The waiting period for getting a VA loan after a foreclosure is 2 years after the foreclosure.
