Relocation: 68% of our business
Twenty of our 29 closings in the last 12 months were clients moving to Arizona from another state. That is not a specialty we added to a list. It is most of what we do.
We did the move ourselves. Megan and Jason left metro Detroit for Mesa in 2008 and have since lived in Chandler, Queen Creek, and Gilbert — four different submarkets, deliberately. The questions out-of-state buyers ask are the questions we had to answer for ourselves first: what a July afternoon actually feels like, what an HOA here does and does not cover, how flood irrigation works and which neighborhoods have it, why school boundaries matter more than school ratings, and which suburb is going to feel like home rather than just look good on a map.
Practically, relocation work means we are used to buying a house for someone who has never stood in it. Video walkthroughs at odd hours, honest commentary on what the listing photos are hiding, and a timeline built around selling a house in another state first.
New construction: 5 of 29
Five of our last 29 closings were new builds, written directly on builder contracts. Across recent business the builders have included Pulte, Shea Homes, D.R. Horton, Elliott Homes, Meritage, Richmond, Blandford, Camelot, Fulton, Starlight, and CalAtlantic.
Megan spent 15 years in residential new home sales before she started representing buyers on the other side of the builder's table. That is the useful part: she knows what the sales office will and will not move on, which upgrades hold value at resale and which ones do not, and what the builder's contract does to your leverage if the appraisal comes in low.
New construction is also the reason the numbers on this page are higher than what you will see on Zillow or Realtor.com — explained next.

Why the real estate portals show fewer sales than this
Eight of our 29 closings in the last year — 28% of our business — never appeared in the MLS. Five were new construction, written directly on builder contracts. The rest closed off-market.
Zillow, Realtor.com, and Homes.com build their agent statistics from MLS feeds, so those eight are invisible there. That is not a complaint about the portals; it is how the data works. It is also why a page like this one exists: if you are comparing agents on a portal, you are comparing the part of each agent's business that happened to run through the MLS. For a team that does a lot of new construction, that is a meaningfully incomplete picture — and the same gap, compounded over 18 years, is why our career number is above 700 while an MLS-only count comes in lower.
