A multi-generational home has a second, private living space on the same lot: a casita, guest house, in-law suite or a builder's NextGen suite. As of November 2026, 686 homes priced $300,000 and up in Maricopa and Pinal counties list a guest house, and 239 of them are under $1 million. Today's listings are below this guide and update every day.
| As of November 2026 ($300,000 and up) | Homes listed | Average list price |

| Guest house listed, Maricopa and Pinal counties | 686 | Skewed by estates over $2M |
| Guest house listed, $300,000 to $1 million | 239 | $660,000 |

These counts only include homes where the listing agent checked "guest house." Attached in-law suites, dual primary bedrooms and NextGen suites often are not marked that way. Tell us how your family wants to live and we will search the floor plans, not just the checkbox.
| Setup | What it is | What to check first |
|---|---|---|
| Detached casita or guest house | A separate building on the lot with its own bedroom and bath, sometimes a kitchenette | Was it permitted? Does the HOA limit who can live in it or rent it? |
| In-law suite | A suite attached to the main house with its own entrance and bath | Is there a true separate entrance, or only an interior door? |
| NextGen suite (Lennar) | A builder-designed attached suite with its own living area, kitchenette and laundry | Which current communities still offer the plan, and at what premium? |
| Dual primary bedrooms | Two full primary suites, usually on opposite sides of the home | Good for privacy, but no separate kitchen or entrance |
| Converted garage or bonus room | An added suite in existing space | Permits, insurance and appraisal. Unpermitted conversions can cause problems at resale. |
Most of the families we help are moving parents closer to grandkids, bringing an adult child home, or sharing costs between two households. Many are relocating from out of state and want everyone settled at once.
We have helped a lot of these families. One that stands out moved from New Jersey to Queen Creek: aging parents who wanted the larger main house, and a casita for their adult daughter. What surprised them most was that a home with a separate casita fit inside their price range here, something that was out of reach back home.
Several builders in the Phoenix metro sell floor plans designed for two generations. Which communities offer them changes as phases sell out, so ask us for the current list.
We represent buyers at new construction communities and negotiate builder incentives and upgrades. See our new construction buyer guide.
Listing agents describe the same features many ways. Search for: casita, guest casita, detached casita, guest house, in-law suite, mother-in-law suite, NextGen, dual primary, dual master, separate entrance, two homes under one roof, ADU, and bonus room with bath.
What is the difference between a casita and a guest house?
In Arizona listings the words are used almost the same way. A casita is usually a small detached room with a bath. A guest house is usually larger and may have a kitchen and living area.
How many homes with a guest house are for sale in the Phoenix area?
As of November 2026, 686 homes priced $300,000 and up in Maricopa and Pinal counties list a guest house, 239 of them under $1 million.
Can I rent out a casita in Arizona?
It depends on the city and the HOA. Some allow it, some limit it. Check the CC&Rs and city rules before you buy if rental income matters to you.
Can I add a casita to a home I already own?
Often yes, with a permit and HOA approval. Lot size, setbacks and utilities decide what you can build.
Do new builds still offer NextGen floor plans?
Lennar still markets NextGen in the Phoenix metro. Which communities have it changes as they sell out, so ask us for the current list.
