It sits between Tempe and Chandler and has a suburban feel despite being within Phoenix city limits. Home prices typically run from the mid-$300s to $650,000 and above.

Downtown Phoenix / Midtown
The urban core of Phoenix has experienced significant revitalization. Condos, lofts, and townhomes have replaced surface parking lots, and walkability has improved dramatically. Light rail access, sports venues, ASU's downtown campus, and a growing restaurant and arts scene make this area attractive to young professionals. Entry-level condos start in the mid-$200s; luxury high-rise units can exceed $1 million.

Arcadia
Arcadia sits at the eastern edge of Phoenix, bordering Scottsdale. It's known for its lush landscaping, large lots, and mix of ranch homes and high-end new construction. Strong schools, walkable restaurants along Camelback Road, and proximity to Camelback Mountain make Arcadia one of Phoenix's most desirable — and expensive — neighborhoods. On the southwest side, Laveen has become one of the city's fastest-growing areas. Sunnyslope / Moon Valley

Phoenix home prices experienced rapid appreciation during the pandemic years, followed by a period of normalization as interest rates rose. As of 2025–2026, the market has stabilized with modest appreciation returning in most segments.

Median home prices across Phoenix city limits typically range from the low $300s in outer zip codes to $500,000 and above in central and north Phoenix. Luxury and new construction inventory is active in the $600,000–$1.5 million range. The diversity of inventory means buyers at most price points can find options, though competition remains real for well-priced, move-in-ready homes.

Entry-level and first-time buyer homes priced at $325,000–$425,000 tend to see the most competition. Move-up buyers in the $450,000–$650,000 range have more options and slightly more negotiating room depending on the area.

Getting Around Phoenix

Phoenix is a car-dependent city by design. The street grid is logical and freeway access is generally good, with I-10, Loop 101, Loop 202, SR-51, and I-17 connecting the metro. Average commute times are 25–35 minutes depending on where you live relative to where you work.
